We get a lot of calls each year of flooded basements from people using there outside faucet the first time after winter. What happens is when the hose is left on the faucet during the winter the water can’t drain out of the faucet and when it freezes it can split open the pipe in the wall between the wall and shut off (most outside faucets shut off one foot inside the wall). When it is used about 1/2 the water goes out the faucet and 1/2 sprays into the house. What a mess. Denver Water Heater Pressure Problem 303 Plumber
February 14th, 2011Dave of Denver, Co. 80209 had recently installed a water saving shower head. Shortly after the water would get Ice cold or scalding hot when any other water was used in the house. Time Plumbing and Heating has experienced this many times when a water conserving shower head is installed with an older shower valve designed to run 6 to 12 gallons through per minute. What happens is the shower head only lets about 1.5 to 2.5 gallons per minute through, so if you turn the hot on all the way and than find a comfortable temperature by adjusting the cold water. As soon as someone flushes a toilet or turns on a cold faucet the pressure un the cold side might only drop by only .25 lbs but it will cause the hot to instantly overpower the cold water causing it to get very hot or scalding. This can be a dangerous situation for elderly people or children. The same can happen with the cold in reverse. The solution is to install the old shower head or install a new shower valve in the wall with an internal pressure balancing system, this will eliminate the problem and provide safe showers. In this case we sent our technician went out and gave some different options, Dave wanted us to replace it because of his children. The Sewer Drain To No Where In Denver
January 30th, 2011Mr. and Mrs. Mallo had a house built in Denver 80224. Things went well for the first two years, when all of the sudden they started having drain problems. They found Time Plumbing an Heating on the Denver BBB ( Better Business Beauro) website. Time was on site within the hour and determined the problem was the main sewer drain line. They could’nt get past 80 feet with there roto rooter drain cleaner. They sent a sewer camera down and found what appeared to be a collapsed sewer line. They located the spot above ground and dug it up at the curb. The pipe from the house was good but there was no pipe in the street. The contractor forgot to install it, and the city somehow missed it in there inspections. It is extremely unusual to have someone living in a home for 2 years with a drain pipe that doesn’t go anywhere. This was very sandy soil and for 2 years was working like a septic system.
Children Keep Stopping Up The Toilet and Flooding Bathroom
January 29th, 2011The Nelsons from Denver 80209 have had there share of toilet problems and leaks over the past year. They have had a number of times that they have flushed the main toilet and have had it overflow all over. They have called Time Plumbing and Heating 3 times to fix the problem. We responded right away and two of the times we had to remove the toilet and found toys in the toilet, they have two younger children that think its fun to watch the toys disappear. They have had a number of other problems with the toilet since another company installed it. We installed a new Toto Drake Toilet for them, They work great and for over 10 years we just don’t have any problems with them. We Evan install them in commercial places. The Nelsons love there new toilet that we at Time Plumbing & Heating installed, and they don’t allow toys in the bathroom anymore. September 6th, 2010Jennifer of Denver Co., 80233 noticed she had very low water pressure everywhere in her house and it happened all the sudden. Outside Faucet Leak and Problems From Freezing
September 2nd, 2010Jason of Wheat Ridge, Co. 80215 had a backyard faucet that had a constant leak. Nick (our service technician) found a broken silcock washer was the cause and some signs of freeze damage. Nick removed and installed new front & back outside faucets with a pressure release system to prevent future freeze damage. The most common reason that outside faucets freeze and break is because the hose is left on in the winter, as the water freezes it expands and can break parts in the faucet. Be sure to remove your hose’s every fall and if you have teenagers check a couple times in the winter as they tend to hook it back up for different things (like washing there car) and forget or don’t know to remove the hose. Children Jammed Disposal and Had A Bad Smell
September 2nd, 2010J. Dennis, Northglenn, Co. 80233 Put some food down the garbage disposal, turned it and heard a very strange sound! Having used Time Plumbing & Heating on several occasions for other Plumbing and Heating Problems, she called again to have us take care of her garbage disposal issue. Lawrence diagnosed the problem. Lawrence found several small rubber bands had jammed the disposal. The homeowner was very embarrassed, because her two small children had been playing with rubber band earlier in the day….she was certain that’s how they got in there. He was able to remove the rubber bands than installed an enzyme to get rid of the smell. He tested it and all is working great. Water Heater Clean and Service and Repair

Sloan of Denver, CO 80224 caught the Tom Martino show just as Brad (Time’s Co/owner) was talking about a “water heater mixing valve“ and the way it controls the hot water and prevents scalding and provides more hot water. Water Pipes Humming and Strange Noise

The quality and problems have varied from time to time with different water heaters and manufacturers. I do a lot of research and have first hand experience in determining what is the best water heater for us to install with the least problems. For the past 10 years Bradford White Water heaters, 40 and 50 gallon are unquestionably the best in the industry with the longest average life about 16.5 years. 73% of Independent Professional Company’s install them. They have the simplest fire damper with least amount of problems. They have the only Intelligent Gas Valve with a data port and come standard at no extra cost. You can install 4 optional packages that tie into the gas valve and control numerous thing and even produce more hot water almost equivalent to a 70 gallon tank. They come standard with a 6 year tank and parts warranty but last twice as long as many of the 10 and 12 year heaters in the industry. We install a lot of them and just don’t have any problems. Also they are the only all American made and American owned company of water heaters made. Bradford White is the best water heater anywhere at this time. We currently install them for $880 for a 40 gallon and $980 for a 50 gallon with normal installation. Whether you buy one or not doesn’t matter to me but do your own research on any brand you are considering and if you do of research you will probably get the same results. Air Conditioning Problem, It Has Ice On The Furnace
August 8th, 2010Mr Hanks, of Denver 80203 called because his air conditioning system is icing up. We asked him to turn off the system and that we would get someone out in about 4 hours to allow it to thaw out and advised him to keep an eye around there in case some water gets on the floor. We sent Robert out, he ran tests and found the system low on freon. The two things that usually cause a system to ice up is low Freon, or a clogged or old filter. The worst type of filter to use and the hardest on the system is one of the expensive pleated filters (They look like cloth). They can and serve a purpose and need changed at least every month at $7 to $20 each. The problem is they restrict the air flow about 25% to 35% immediately when installed and just get worse the longer they are in. They can cause the furnace to overheat and burn out expensive parts or cause a crack in the heat exchanger and ruin the furnace, they also cause the system to ice up and freeze which can cause damage or ruin the air conditioner. The best air filters to use are the cheep ones that look like angel hair , they let the air flow as it was designed to and wont cause damage if you don’t change it for a couple years. The cheep filters are getting harder to find because the stores make more on the expensive ones. With this job Robert located a small freon leak, he fixed the leak, recharged the freon and tested it out. All is working good at this time. Another happy Time Plumbing and Heating Customer.
Water Heater Pilot Is Out And Won’t Light
August 8th, 2010Mr. Woods of Arvada 80007, called because his 1 year old GE water heater is out and wont light. I told him we numerous calls per month on these and that G.E. and Whirlpool Water Heaters have a lot of problems with there newer fire damper designs. I told him we can get someone out right away to fix it and when we are on the way I recommended he research them on the Internet because there were thousands of complaints on these water heaters. He found just what I told him that the pilot assembles fail and need replaced sometimes 2 and 3 times per year. When we arrived He wanted us to install a new Bradford White Water Heater, The best rated water heater in the industry. We stock them on our truck and were able to instal it right away for him. He should be trouble free for the next 15 to 25 years. Mr Woods was very happy with our communication and helping to educate him with water heaters. Toilet Flushing Problem, Is It Drain Problems or Not?
August 8th, 2010Mr. Simpson of Denver 80209 called and said his Toilet wont water wont go down, He has had his drain cleaned and checked by another company who rebuilt the toilet than recommended a new toilet. We sent David out to look at it, he showed the customer that when the water raises then goes down it is usually from something stuck in the water jet in the bottom of the toilet. David checked it and found a partially dissolved Clorox tablet stuck in it. He removed it and the toilet is working great! It took him only 10 minutes to diagnosis and fix the problem. The other company spent over 2 hours and never fixed the problem. You may have heard that this is supposed to clean your drain. This is not recommended, because it will stick to existing grease in the drain line and collect additional grease and things causing it to stop up. However, if you have a brand new house and do this every day it will absorb the thin layer of grease and not get stuck. So it can keep a line clean if you do it consistently from the beginning.
